The Inspector Behind the Report
You get a Certified Master Inspector® with field experience and straight answers. You are invited to attend your inspection, but it is not mandatory. If you can't make it, I will review everything with you afterward in detail.
Review Your Home Inspection Report
Your inspection report will be delivered fast. In most cases it is ready the next day, and same day is sometimes possible based on the scope and schedule. You get quick, reliable results without rushed shortcuts or missing information.
Whether you are buying, selling, or maintaining your home, Actuate Inspections provides professional, quality service from the moment you contact us. Every inspection is led by me, a Certified Master Inspector®, and supported by my Certified Professional Inspector® assistant. We follow both the state and the InterNACHI Standards of Practice, the leading inspection standard in the industry.
Clients are encouraged to attend the inspection when possible, but attendance is not required. If you cannot make it due to scheduling, you are still fully covered. I am unapologetically protective of my clients and will make sure you understand exactly what you are investing in.
After the inspection, I will review the overall condition of the home, discuss any significant concerns, and point out areas that may require future maintenance. Everything we cover is documented in an easy to read Spectora report delivered electronically for quick access or as a downloadable PDF. The report includes clear descriptions and images so you can easily reference everything we discussed.
Roof
The roof is one of the most costly and important structures. We will examine the roof, its structure, shingles/tiles, flashing, gutters, downspouts and more.
Exterior
This includes the exterior walkways and doors, siding, eaves and soffits, fascia, paint, and other such elements of the home’s exterior.
HVAC
We will visually inspect the HVAC systems including ducts, filters, furnaces and air conditioning units.
Plumbing
We will visually inspect plumbing fixtures for proper function, including tubs, sinks, hoses, showers, and water shut-off valves, and look for leaks and other such flaws.
Electrical Systems
We will visually inspect both interior and exterior electrical systems including service drops, service masts, grounding, outlets, meters, circuit breakers, and other such systems.
Appliances
We will test and examine all major appliances like water heaters, washers and dryers, dishwashers, refrigerators, freezers, and more.
Doors, Windows & Interior
We will check doors and windows for proper sealing and drafts, signs of mold or water damage, and more. We will also check the condition of all interior spaces.
Foundations, Basements & Crawl Spaces
We will examine the foundation, crawlspaces and basements to look for signs of things like past water damage, foundation cracking or shifting, and other such potentially expensive issues.
Attic, Ventilation & Insulation
We will examine the attic to ensure it is properly ventilated, check for mold and moisture, assess the level of insulation, and more.
