Thermal Imaging
Although this exceeds the Standard of Practice, I believe the use of this technology is vital to a Home Inspection. When utilized correctly, a thermal imager can help detect:
- Heat loss and air infiltration in walls, ceilings, floors, windows and doors
- Plumbing leaks
- Hidden roof leaks
- Missing, damaged and/or wet insulation
- Water and moisture intrusion around penetrations and at the foundation and building envelope that could lead to structural damage and mold.
- Circuit breakers in need of immediate replacement
- Overloaded and undersized circuits
- Overheated electrical equipment and components
- Electrical faults before they cause a fire
Sewer Scope
A home’s sewer lateral is located underground and requires specialized equipment and training to inspect and is not part of a standard home inspection. Without a sewer scope inspection, there could be hidden damage to sewer lines that could lead to water damage and structural problems for your home and cause health issues.
A sewer scope inspection can help detect:
- Broken or damaged pipes
- Major blockages, clogs, or debris
- Tree roots invading pipes
- Evidence of settling or sagging sewer lines
- Improper or outdated piping materials
- Installation issues
Mold / Air Quality
Mold is pretty much everywhere, to some degree. Although some types aren’t necessarily harmful to humans, it is unsightly and can cause damage to building materials. In some cases, harmful mold and/or and elevated levels may be present, especially in homes that have had leaks, water damage, or crawlspaces that have not been maintained. Mold spores can trigger allergic reactions, and can be more severe for those who suffer from asthma or other respiratory issues.

Should I attend the inspection?
Although it is not necessary, we do recommend that you attend the inspection so you can ask questions and learn more about the home. You will learn a lot from the inspection report, but we always encourage you to attend!
What if the inspection report reveals problems?
It is important to note that no house is perfect. At the end of the home inspection process, we will provide a detailed report that describes the physical condition of the property, with images and videos highlighting what may need repair or replacement. The information provided is to allow a potential buyer to make an informed decision about moving forward with the transaction. It is not pass or fail.
